Since changing management of my residential rental properties in Kangaroo Point, Macgregor, Mount Gravatt, Logan, Southport, Broadbeach, Main Beach, Helensvale and Elanora to your agency some months ago, I have been amazed at the results!  My properties were with a number of agencies and I was shocked to discover the following issues that depreciated my assets and exposed me to litigation:

• The properties were not smoke alarm compliant (Govt regulation)
• Tenants had not signed entry reports on a number of occasions (so they could trash the place and say it was like that)
• Tenants had not signed the furniture inventories and could have stolen furniture, TV’s and whitegoods worth over $30k in each of several apartments (and say it was never there!)
• Maintenance had not been dealt with and replacements had to be paid for by me instead of simple timely repairs
• Tenants reported that they had told the previous agents about maintenance problems but nothing was done about it, so they did not want to renew their leases
• The water fees had not been claimed from the tenants
• Gross tenant neglect had been condoned by the previous agents, which was not covered by insurance so the cost had to be borne by me
• Insurance claims were left to me before but now you help me to get it right.

I had no idea I had been exposed in this way for years! I thought the others were doing a not-so-bad job.

Your service is fantastic and all these matters are dealt with by your office quickly, correctly and efficiently, resulting in the good tenants staying on. And I am now paying less for your far superior service than I was paying for rubbish.

It is probably my fault for not looking into my previous agents’ practices, although I did change a number of times to ‘better’ agents. I was off doing other things and thought ‘why should I pay them to manage, then check up on them’, but I have now found out why!

Thank you so much for protecting my assets with your transparent, high work ethic, best practice management and I am so pleased (and relieved) that I made the excellent decision to change management to your agency.
